Clark demolished an existing surface parking lot and, in its place, will construct an 11-story, 327-unit apartment complex with three levels of below-grade parking. The 435,000 square-foot complex is in close proximity to the Anacostia River and will require a four-foot mat foundation and more than 150 tie downs to prevent uplift. The cast-in-place structure will feature a curtain wall façade above of a brick and punch window base. The ground floor will contain 20,000 square feet of retail space. Additional property amenities will include a rooftop pool with lounge area, public courtyards, a fitness center, play room, media rooms, and conference rooms.
Clark is working closely with Mueser Rutledge Consultants and Moretrench on a dewatering and recharge plan.
The Arris is designed to achieve LEED® Gold certification and will feature a green roof, stormwater cisterns, and low-flow fixtures.
Substantial completion is scheduled for February 2016.
