CFP and Developer Foulger-Pratt Deliver Office to Residential Conversion in Downtown DC

WASHINGTON, DC - Construction firm CFP, a division of Clark Construction, and developer Foulger-Pratt have announced the delivery of the first phase of Accolade, a landmark project that transformed a former Department of Justice office building into Washington, DC’s newest luxury apartments. Located at 1425 New York Avenue, NW, the Accolade is now the closest residential building to the White House. Residents began moving in this week.
The 13-story, 280,000-square-foot building has been meticulously converted into 243 modern residences, setting a new standard for complex adaptive reuse in the nation's capital.

The project’s complexity centered on reconfiguring the structure to create a light-filled, modern living experience. Executing a highly technical sequence, the CFP team removed the building’s southwest-facing walls, a portion of the elevator shafts, and the roof over an enclosed atrium. This strategic demolition created a U-shaped floor plan, allowing for abundant natural light in the interior-facing units.
Accolade residents will enjoy a suite of high-end amenities, including a state-of-the-art fitness center, a serene central courtyard, and a spectacular rooftop lounge with water features and sweeping city views.
The second and final phase of the project is scheduled for completion in mid-September.
