
Redland Tech Center
Redland II and Redland III are Class-A core and shell office buildings in Perseus Realty, LLC's Redland Corporate Center, a 28-acre office campus located in Rockville, Maryland. Clark also built a 314,600 square-foot parking garage, with two of the six levels below grade.
The nine-story Redland II and six-story Redland III are comprised of a structural steel frame on concrete footings with concrete grade beams. Both buildings' skin is architectural precast concrete panels with a stone apron and embedded medallions. Exterior glass elements include ribbon windows with a curtain wall system. The lobbies in both buildings feature walls lined with cherry millwork, granite, and glass panels and a granite stone floor with stainless steel trim. The lobby doors are an all-glass system with stainless steel trim.
Sustainability
The Redland Corporate Center project achieved LEED Gold certification. The development plan consisted of site-specific and building-specific environmental strategies. The buildings feature integrated design-advanced thermal envelope, high efficiency glazing, occupancy sensors and an efficient heating, ventilation and air conditioning system. During construction, the development team diverted 94% of construction waste from the municipal landfill through reuse or recycling.
