At TideLock in Alexandria, Virginia – a redevelopment converting three office buildings into two residential towers and retail – Clark was engaged early to manage the expansion's structural demands. To support the addition of five new floors, the team executed complex excavation and precise micropile installation, creating enlarged footings capable of handling the increased structural load.

A primary challenge of office-to-residential conversions is deep floor plates, which can create unnaturally long, dark units. At Accolade in Washington, DC, CFP’s preconstruction team worked alongside the owner, designers, and trade partners to develop a solution. Through phased demolition of the existing atrium, they built an interior courtyard that brings essential natural light to the inside-facing units.

At 5001 Eisenhower Avenue in Alexandria, Virginia, the team utilized BIM and 3D scanning on the 600,000-square-foot office building to establish MEP contingencies. This early planning will accelerate the delivery of 377 affordable housing units, alongside new site amenities including a bike path and bus stop.

For the Aviator House office-to-residential conversion in Washington, DC, Clark DC leveraged early preconstruction collaboration with the design team to maximize living space. By engineering a custom washer-dryer solution that incorporates the hot water heater into the same footprint, the team saved square feet per unit that would have otherwise been lost to separate mechanical closets.
