Condominium Development Underway at Former D.C. Laundry Plant

WASHINGTON, D.C. — Construction is underway on a condominium building and below-grade parking garage on the site of the former Yale Steam Laundry plant on New York Avenue in northwest Washington, D.C. The project is being constructed by Clark Multi-Family Builders - Mid Atlantic, LLC. GIBG YL Partners, LLC is the owner and IBG Partners, LLC of Washington, D.C. is serving as the development manager for the project.

Built in 1902 at a cost of $40,000, the Yale Steam Laundry plant was the primary laundry facility that washed most of the linens from D.C. hotels and government buildings for decades, including those of the White House and Congress. The plant was operational until 1976; it was added to the D.C. Inventory of Historic Sites in 1998.

A new, industrial-style 12-story tower will be built adjacent to the historic structure, featuring brick with precast accents. The design for this project, by BBG-BBGM of Washington, D.C., incorporates open floor plans, floor-to-ceiling windows, and historic ambiance with modern amenities. The 133-unit condominium building will feature one- and two-bedroom units.

In addition, the plant’s 120-foot-tall brick smokestack will be preserved on site, as will much of the original three-story structure which will be transformed into 16 loft-style condominiums. A stainless-steel roof-top pool will be added to the historic structure.

Additional project team members include Holbert Apple Associates, Inc. of Olney, Md., structural engineer; Bowman Consulting of Alexandria, Va., civil engineer; Mactec Engineering of Ashburn, Va., MEP engineer; and ParkerRodriguez of Alexandria, Va., landscape architect.

Clark recently completed excavation for the new building and foundation work is in progress. The 169,000-gross-square-foot project is scheduled to be completed by December 31, 2007.
