Clark/Smoot Begins Work on DC USA Retail Complex in Washington, D.C.

WASHINGTON, D.C. – A new trophy class office building, 425 3rd Street, SW - Capitol View, is underway just south of the U.S. Capitol in Washington, D.C. The owner, Square 537 Associates LLC, awarded Clark Construction Group, LLC the contract to construct the 12-story project.

Designed by Shalom Baranes Associates of Washington, D.C., the 317,000-square-foot building features a granite-clad, precast facade highlighted by punch and curtain wall window systems with metal panel accents. Wood veneers, stone flooring and ornamental metal trim will highlight the two-story lobby. A rooftop penthouse with conference/entertainment space and two large open-air terraces, as well as a generous 11th floor balcony, afford extraordinary views of the Capitol, Potomac River and National Mall.

The high-end space is designed to attract commercial office tenants such as associations, law/lobbying firms, government contractors and other businesses to the neighborhood. First class retail space also will be available. The owner believes that this building makes a statement about the development and redefining of this area of the Southwest Corridor as “Capitol Hill South,” due to its close proximity to the Capitol and the unique trophy quality, first-class opportunity it will afford private sector tenants.

The project is located within a block of the Federal Center SW Metrorail station, two blocks from the L’Enfant Plaza Metrorail and VRE stations and offers easy access to major D.C., Virginia and Maryland roadways. A three-level below-grade parking structure will be included.

The project is scheduled to be completed by late summer 2007.

In addition to the architect, the team includes Tadjer-Cohen-Edelson Associates of Silver Spring, Md., structural engineer; Girard Engineering of McLean, Va., MEP engineer; and Edwards and Kelcey (formerly Wiles Mensch) of Reston, Va., civil engineer.
