The JBG Companies of Chevy Chase, Md., Trizec Office Properties Inc. of Chicago and CIM Group of Los Angeles awarded Clark Construction Group, LLC a contract to build Waterview, a mixed-use property in Arlington, Va. This landmark one-million-square-foot project combines office, hotel, retail and residential space. It is noted as the tallest structure in the area with two towers rising to 300 feet - twice the height of most buildings across the Potomac River in Washington.
Waterview is located on a high-profile 2.16-acre site at the foot of the Key Bridge in the Rosslyn submarket of Arlington, Va. The famed architectural firm of Pei, Cobb Freed and Partners of New York designed a 24-story office tower and a 28-story tower featuring 135 condominium residences and 155 hotel rooms. The buildings will be joined by a terrace at the fourth-floor that will be home to a destination restaurant with sweeping views of the nation’s capital.
The glazed three-tier office tower provides tenants with large flexible interiors and impressive views of Washington. On the opposite side, by contrast, the building has an orthogonal face with more precast than glass. The hotel/residential tower complements the office building but is set back for easy access from the street.
Corporate Executive Board leased the entire 620,000-square-foot office component for 20 years, making it the largest private-sector lease executed in the Washington market. The boutique hotel chain of Kimpton Hotel & Restaurant Group, LLC will oversee the high-end Palomar Hotel that Clark will build within the complex.

The project team includes HKS, Inc. of Dallas, associate architect; Tadjer Cohen Edelson Associates, Inc. of Silver Spring, Md., structural engineer; and Tolk, Inc. of Fairfax, Va., MEP engineer. Construction is scheduled for completion in Summer 2007.
