Located at 975 F Street, Carroll Square is at the heart of F street’s revival. Developed by Akridge of Washington, D.C. with partner Seaton Benkowski, this 260,000-square-foot trophy-class building is adjacent to historic St. Patrick’s Church, the first Catholic church in the District. Clark Construction Group, LLC is serving as general contractor on the $30 million project.
Designed by SmithGroup of Washington, D.C., the 10-story project will create unique office and retail space by incorporating seven historic town houses into the design. One below grade tenant space and four levels of below grade parking also will be added.
Brick clad precast concrete panels with large windows make up the exterior skin of this 10-story building. An aluminum pavilion tower highlights the roof. Finished terraces are incorporated at the fourth, sixth and roof levels. The exterior of the existing structures will be completely refurbished to their original late 19th century condition. In addition to restoring the existing facades, replicated ornate claddings will be included. A landscaped pocket park will link the new building to the church.
Special components of the complex include a marble and wood paneled entrance lobby with a dramatic marble staircase leading out to a water feature in the park. Seasonal plantings in the park will add greenspace to this busy downtown location.
Additional project members include Thornton-Tomasetti-Cutts of Washington, D.C., structural engineer; Metropolitan Engineering/Shapiro-O’Brien of Washington, D.C., MEP engineer; Wiles Mensch Corporation of Reston, Va., civil engineer; and Oehrlein & Associates of Washington, D.C., historic preservation architect.
The New York law firm of Dewey Ballantine LLP has pre-leased 90,000 square feet of the building. The boutique project also will offer an art gallery and subsidized studios for artists affiliated with the Downtown Artists Coalition.
The project is scheduled for completion in early 2007.
