Flagstone Property Group Selects Clark Construction for Island Gardens

— Flagstone Property Group has selected the Clark Construction Group, LLC of Tampa as its general contractor and construction manager for the Island Gardens project, the construction costs of which will be $300 million.

“Once built, Island Gardens will be one of the finest waterfront destinations in the world,” said Sid Jordan, President of Clark’s Southern Region. “We are extremely excited to be the general contractor for such an important project.”

Designed by London-based concept architect Eric Kuhne & Associates and Spillis Candela DMJM of Coral Gables, Fla., the $480-million mixed-use destination will be built on Biscayne Bay with 360 degree views of the Miami and its magnificent beaches. The Island Gardens project will feature a luxury hotel tower with 147 rooms and 105 fractional residences; an upscale business hotel tower with 350 rooms with meeting and banquet facilities; a 50-slip “super yacht” harbor; more than 220,000 square feet of sophisticated retail shops and restaurants and a world-class destination spa, all adorned by expansive gardens and galleries.

“We are committed to creating a true international landmark by building Island Gardens,” said Mehmet Bayraktar, Chairman and CEO of Flagstone Property Group. “We are extremely pleased to add Clark Construction to our team as they are among the most qualified construction companies for such a project. Their incredible track record of completed projects speaks for itself.”

Island Gardens’ components all connect to the 1,600-space parking garage, above which the roof gardens, swimming pools and resort spa are located. The design of the super-yacht harbor displaces the berthed yachts outwards and opens up vistas towards downtown Miami and the cruise ships berthed at the terminal across Biscayne Bay. Retail walkways and dining facilities are positioned in such a way as to allow unobstructed views as well. The main retail avenue and walkways crossing it are designed to give visitors the feeling of street shopping. A 100-foot set-back landscaped promenade stretches along the entire 1,000-foot length of the sea wall. The crescent arc terrace hosts a collection of restaurants, cafés, shops and boutiques around shallow pools.

Other team members of the Island Gardens project include cultural partners Fairchild Tropical Botanic Garden and The Historical Museum of South Florida. The property has a planned opening date of 2008.

Flagstone Property Group is the U.S. property development entity of Mehmet Bayraktar, a leading European mixed-use commercial property developer. Mr. Bayraktar formed Flagstone in early 2001 to establish a U.S. property development portfolio.
