Clark Construction Builds New Terminal at Seattle/Tacoma Airport

— In 2001, the Port of Seattle began an ambitious multi-billion dollar remodeling and expansion program at the Seattle-Tacoma International Airport (Sea-Tac) to better serve the growing region. Clark Construction Group, LLC recently received a temporary certificate of occupancy on the 900,000-square-foot new Concourse A and arrivals hall at Sea-Tac. Clark released the concourse and baggage levels to the individual airlines and service vendors for their tenant build-out, the office building to the Port of Seattle for their move in, and the baggage handling system for Transportation Security Administration operations. The grand opening of the facility is scheduled for June of this year.

Built in 1947, Sea-Tac’s original terminal was a Quonset hut set on 900 acres. Now occupying 2,500 acres, Sea-Tac offers flights on more than 25 airlines.

South Terminal

After demolition of the existing concourse, Clark built a new Concourse A and South Terminal. With a total of 14 new gates, the concourse also features moving walkways, four retail stores, nine food concessions, new baggage handling system, loading dock, auditorium and airline offices.

Designed by NBBJ of Seattle, the new Concourse A takes advantage of the spectacular mountain views. More windows were incorporated into the design, and the previous brown and gray palette was replaced with a more vibrant color scheme. While dining and enjoying the view, travelers also are kept informed of flight information by a large overhead display. Retail and restaurant space doubled to more than 51,000-square-feet. Showcasing a view of Mount Rainier, a dramatic arrivals hall with a 70-foot high window wall is the focal point of the structure. The five-story office tower sits atop the terminal building providing views of the airport operations.

Ancillary Facilities

Clark’s contract also included the construction of a new pedestrian bridge from the South Terminal to an existing parking garage, the re-grading and expansion of the South Ground Transportation Lot, and improvements to the existing landscaping. Extensive infrastructure work included new electrical feeders, reconfiguration of the adjacent Air Cargo Road, relocation of airfield security gates, apron FAA pavement replacement, and utility relocation and replacement. The project, begun in March 2001, incorporated many owner changes for programming revisions and design changes as a result of the need for increased airport security subsequent to the September 11, 2001 attacks in New York and Washington, D.C. The construction value of Clark’s contract was $275 million.
