The JBG Companies of Washington, D.C. is developing a new mixed-use complex in Arlington, Va. Located one block from the Ballston metro, Arlington Gateway includes a 21-story, 412-unit apartment building with a penthouse level swimming pool and street level retail, as well as a three-level below-grade parking structure. Clark Residential is serving as general contractor on the 432,500-gross-square-foot project.
Designed by the Weihe Design Group of Washington, D.C., the apartment building features a brick veneer facade with aluminum punch windows and EIFS on the top floors. Stone floors and hardwood millwork adorn the entrance lobby. Resident amenities include a business center and meeting room. A landscaped green space is incorporated onto the rooftop of the 184,000-gross-square-foot parking garage. Its focal point is a “rain wall“ water element surrounded by precast brick pavers and large plantings.
Urban planners recognize Arlington County for its mixed-use developments within well-defined neighborhoods that offer a variety of housing and retail choices. In approving these developments, the Arlington County Board has promoted the “urban village“ concept that stresses the character of the sites and is designed to let people live where they work to avoid sprawl. With its close proximity to public transportation and amenities, the Arlington Gateway project is an excellent example of this new urbanism.
The project team also includes VIKA, Inc. of McLean, Va., civil engineer; KCE Structural Engineers of Washington, D.C., structural engineer; GHT Limited of Arlington, Va., mechanical/electrical engineer; Salco Mechanical of Rockville, Md., mechanical design/build subcontractor for the apartment building; and Cherry Lane Electrical Service, electrical design/build subcontractor for the garage and apartment building.
