901 K Street is a trophy class office building that incorporated new applications for materials. The site’s shape and urban location posed significant challenges for the Clark project team. Communication throughout ensured a successful and on-time completion.

A 260,000 square-foot, 12 story structure, 901 K Street offers high end finishes and innovations. Materials for the building were hand-inspected at their sources in Spain, Italy, and Germany. The entrances to the lobbies on K Street and on Massachusetts Avenue feature a translucent marble. Usually reserved as a showcase item, this stone/glass laminate is in a back-lit wall. The building also features the first terra cotta rain screen façade in the Washington, D.C. market. This material, which has a custom double-glazed finish to mimic the feel of the surrounding neighborhood, creates a “breathable” skin by using an open ventilation system. 

901 K Street is situated on a triangular block between the historic Henley Park Hotel and the Mount Vernon Place United Methodist Church. To maximize interior space, the façades curve along two different radii. This required extremely tight tolerances for the installation of the terra cotta on the radiused back-up wall, in addition to careful attention to floor layouts for concrete and other trades. 

Furter complicating contruction, 901 K Street ties into the Mount Vernon Place United Methodist Church in the first five levels via a glass atrium. The main sanctuary of the church was simultaneously being rehabilitated by another Clark project team. The teams closely coordinated to align the client's goals and install overlapping systems including fire alarms, sprinklers, and elevators. 

Self Perform

901 K Street’s site is bordered on the east by the historic Mount Vernon Place United Methodist Church and on the west by the Henley Park Hotel, a member of the National Trust for Historic Preservation’s Historic Hotel of America program. Excavating adjacent to these historic structures to create the four below-grade levels required a complicated support system and flawless execution. Despite the magnitude of the project, the Clark Foundations team accelerated this phase mid-course in order to build more time into the schedule.

The architects curved the façade along two different radii. To accomplish this floor plan, Clark Concrete utilized special engineering techniques to achieve this intricate layout.

Sustainability

901 K Street earned LEED Gold certification.The building features green roofs, environmentally-friendly mechanical systems, water conserving fixtures, energy efficient lighting, and increased fresh air ventilation. A high-performance glass curtain wall system provides natural light to 60 percent of the building.
