The 175,000 square-foot core and shell building, located on the corder of Ashland and Rutland Avenues, contains 2,500 square feet of retail space.

The seven-story building is cast-in-place concrete structure constructed on a series of foundation spread footings. The structure contains elevated slabs consisting of conventionally reinforced two-way flat slabs. In addition, the building's façade is comprised of an air-vapor barrier system around punch windows, and it is clad with a rain-screen system made of fiber cement panels and corrugated metal panels. The lower level façade features brick and curtain wall at the main entrance and throughout the retail space.

1812 Ashland Avenue features laboratory space, office space, and other support spaces for the neighboring Science + Technology Park at Johns Hopkins.

The project is designed to achieve LEED® Silver certification.
